Policies

1.    Property Availability & Placement Policy
Property availability is subject to change and does not guarantee approval or placement. My House Your Home LLC., reserves the right to determine which available property is appropriate for an applicant based on property requirements, affordability, household eligibility, voucher requirements, and applicable laws. An applicant's interest in or prior discussion regarding a property does not guarantee that the property will remain available or be offered for placement.
2.    Application & Screening Policy
Applications are reviewed using consistent screening criteria. Submission of an application does not guarantee approval or availability of a particular property.
3.    Application Fee Policy
Application fees are due only after an applicant has expressed interest in an available property and received the application link. Fees are nonrefundable where permitted by law.
4.    Income & Affordability Policy
Applicants must demonstrate sufficient income or approved rental assistance to satisfy the property's applicable affordability requirements. HCV applicants are evaluated according to applicable program requirements.
5.    Co-Signer Policy
My House Your Home LLC., does not accept or permit co-signers or guarantors as a substitute for meeting our rental qualification requirements. All applicants must independently satisfy the applicable rental, income, screening, and program requirements for the property.
6.    HCV Unit Size Policy                                                                                                                               HCV applicants are generally considered only for units corresponding to their approved voucher bedroom size, subject to applicable reasonable accommodations.
7.    HCV Rent & Approval Policy
HCV applicants should understand that an approved voucher does not guarantee approval of a particular property. The tenancy remains subject to applicable voucher size, rent reasonableness, affordability, inspection, RFTA, HAP contract, and housing-agency approval requirements.
8.    HCV Withdrawal Policy
Applicants who withdraw from an HCV placement after substantial processing or housing-agency coordination may not be considered for another property within our portfolio. Any future consideration is subject to availability, voucher requirements, and management approval.
9.    Occupancy Policy
Only approved household members may reside in the property. Changes to household composition require prior approval when required by the lease or applicable housing program.
10.    Pet Policy
Pets are permitted only where specifically authorized by the property. Unauthorized pets may constitute a lease violation. Assistance animals are handled separately in accordance with applicable fair-housing requirements.
11.    Assistance Animal & Reasonable Accommodation Policy
Assistance animals are not considered pets and may be permitted as a reasonable accommodation when required under applicable fair-housing laws. Requests will be reviewed individually and may require reliable information supporting the disability-related need when the need is not apparent. Assistance-animal requests will not be denied solely because a property has a no-pet policy.
12.    Animal Disclosure Policy
Applicants must disclose all animals currently owned or residing with the household at the time of application. Animals may not be concealed, omitted, or misrepresented in an application or during the leasing process. Applicants may not obtain or bring an animal into a property in violation of the property's pet policy and then attempt to use an accommodation request to circumvent the disclosure requirements.
13.    Unit Transfer Policy
Unit transfers are not approved solely due to normal wear, cosmetic preferences, or a desire for a newer or less-worn property. Transfers may be considered when a household's size changes, when a different unit better accommodates documented household needs, or when relocation to another property may better support work or school access. All transfers are subject to availability, eligibility, account standing, and management approval.
14.    Maintenance Request Policy
All routine maintenance and ongoing property concerns must be submitted through the company's designated maintenance/reporting system so requests can be properly documented and tracked. Emergencies should be reported using the emergency procedure provided to the tenant.
15.    Rent Payment Policy
Rent is due on the first of each month. Payments must be made using the company's approved payment methods. Any grace period or payment arrangement does not change the contractual rent due date.
16.    Payment Arrangement Policy
Payment arrangements must be approved in writing by management. An approved arrangement is a temporary accommodation and does not modify the lease unless expressly stated in writing.
17.    Security Deposit Policy
Security deposits must be paid according to the lease and any approved written payment arrangement. Deposits are handled and returned/deducted in accordance with applicable law.
18.    Lease Renewal & Annual Inspection Policy
Tenants wishing to continue their tenancy must complete required annual inspections, forms, certifications, and lease-renewal documents by the requested deadline. The tenant must be in good standing at the time of lease renewal.
19.    Utilities Policy
Required utilities must be transferred into the tenant's name and maintained throughout the tenancy as specified by the lease.
20.    Move-In Policy
Keys are released only after all required move-in conditions have been satisfied, including execution of the lease, required funds being received, required utilities being established, and any applicable housing-program requirements being completed.
21.    Move-Out Policy
Tenants must provide required notice, return possession and keys, and complete the move-out process according to the lease. A forwarding address should be provided for security-deposit correspondence.
22.    Communication & Documentation Policy
Important requests, notices, maintenance issues, and agreements should be submitted through the company's designated communication channels so they can be properly documented.
23.    Property Showing Policy

Tours do not constitute approval or reservation of a property. Applicants must complete the application and approval process. With a consecutive no-show of two or more tours, a prospective applicant may be refused additional tours.
24.    Application Status Policy

Applications may remain pending while required documentation, screening, housing-agency approvals, or third-party reports are outstanding. Applicants are responsible for completing requested steps.
25.    Applicant Communication Policy

Applicants must use the contact information provided by management and respond to requests for information within the specified timeframe.
26.    Documentation Policy

All agreements, payment arrangements, approvals, household changes, and important tenant requests must be documented in writing.
27.    Lease Modification Policy

Verbal discussions do not modify lease terms. Changes to rent, payment schedules, occupants, pets, or other lease conditions must be approved in writing.
28.    Late Payment Policy

Late fees are assessed according to the lease. A courtesy waiver or temporary payment arrangement does not establish a continuing waiver of future late fees.
29.    No Partial Payment/Payment Allocation Policy

Payments are applied according to the lease and applicable law. Tenants may not unilaterally designate a payment for a particular charge or future rental period.
30.    Unauthorized Occupant Policy

Anyone residing in the property who is not an approved household member must be disclosed and approved as required by the lease and applicable program rules.
31.    Vehicle & Parking Policy

Vehicles must comply with property rules and applicable city requirements. Unregistered, inoperable, abandoned, or unauthorized vehicles are prohibited where applicable.
32.    Smoke-Free Property Policy

Smoking/vaping is prohibited in designated smoke-free properties and areas, including prohibited use that causes smoke or odor to enter the property.
33.    Property Condition Policy

Tenants are responsible for maintaining the property in accordance with the lease and promptly reporting conditions that could cause damage or require repair.
34.    Preventative Maintenance/Access Policy

Tenants must provide reasonable access for inspections, repairs, preventative maintenance, required housing inspections, and emergencies as permitted by law.
35.    Annual Certification Policy

Tenants must timely complete required annual forms, certifications, household updates, vehicle information, and housing-program documentation.
36.    Housing Agency Compliance Policy

HCV tenants must remain compliant with applicable MSHDA/HUD or other administering-agency requirements throughout the tenancy.
37.    Inspection Policy

Required move-in, annual, housing-agency, and move-out inspections must be completed according to the applicable program and lease requirements.
38.    Emergency vs. Routine Maintenance Policy

In case of a serious emergency, please first contact your local authorities by calling 911. After you have contacted the appropriate emergency services, reach out to your landlord immediately. For non-emergency concerns, please submit them through our Member site portal.
39.    After-Hours Communication Policy

Tenants should communicate any issues after hours through the designated channels, reserving emergency contacts solely for actual emergencies. Applicants are advised to reach out during normal business hours.
40.    Tenant Privacy & Contact Policy

Management will communicate with tenants through approved contact methods and maintain tenant information in accordance with applicable requirements.
41.    Fair Housing Policy

Our company provides housing without discrimination based on legally protected characteristics and processes applicants using consistent criteria.
42.    Non-Disparagement Policy

My House Your Home LLC., expects all applicants, tenants, and residents to communicate respectfully and in good faith. False, knowingly misleading, threatening, or malicious statements about the company, its owners, employees, or properties are not permitted. This policy does not restrict a tenant's right to make truthful complaints, submit good-faith reports to a housing agency or government agency, participate in legal proceedings, or exercise any rights protected by law.
